listing

rule; sales only takes 5 minute and not 1 hour ( this agent i don't trust)
rule: less talk, less mistakes



1. take control:
1a bring TDS 14 OR 11/
1b bring listing agreement

2. make connection > look around
rule: one eye look 7 (should be 10)
seller believe his property is the most beautiful in the street

how to identify problem of the property but leaving him face?
2a. step on noisy wooden floor speechlessly
2b. touch dirty wornout painted wall without comments
2c. answer his question:"how do you feel?" vs "let us do something, the asking price has to be reduced substantially!!"

how to make seller feel IMPERFECT?
just like the dilema of a loan
borrower:"the loan agent fail to give me best rate!" vs
loan agent:"it is your credit score, your doc, your own issue govern how the rate is"
likewise,
you can ask seller :"how to use this digital camera? i can take picture for your property"
